Homefinder apps have changed real estate forever.  Instant, and voluminous amounts of information pumped into smartphones has compressed-and some argue, distorted-buyers’ assessment of online listings. For some, viewing leans to sport.

The Dress (ancient history) and now Yanny/Laurel (so…last month) demonstrate  social media truths that also apply to viewing listings online:

  1. We love the ability to quickly engage, opine, then un-engage
  2. Many things drive perception
  3. Online, perception is truth, and attention spans are short. Very, very short.

 Even savvy sellers are surprised; those who haven’t sold in a decade or more often veer between denial, insult and horror.  

I counsel sellers to put aside the proud seller mindset, and walk in the shoes of a scared buyer for a bit. Understand buyers are wired to form quick opinions, accept their perceptions may not be accurate. Then work with it:

  • It’s all about the buyers; focus on quickly showing them what they want to see.
  • Realize everyone has stories and histories that make them see, and feel things differently
  • Caring to do your very best resonates in photos as well as in person

The spotlight will never burn brighter than when your listing debuts on MLS, and pops up on perhaps millions of home finder apps.  Do everything you can to make the most of it.
