5407 Water View Drive is a sweet 2 BR 1 BA house lake house in Granbury, Texas.  Poised on the shore of Lake Granbury, it’s a small town on the upswing.

There’s a front and back porch, a double carport, plus it’s furnished. A little less than an hour south of the Dallas-Fort Worth area, it’s a nice little kid-friendly getaway.

In July 2018, it got fast AO, and closed quickly for about 6% over ask. It’s since been resold, but what was it back then that made thousands of people all over the country keep viewing this $89K listing?

Was it the rustic beams? The fireplace, or spacious bathroom?  HA! You’re probably thinking …was there a fireplace? Did I see a bathroom?

Well, clever beat costly. With about $70 bucks, a little nerve, and a great sense of fun, the listing agent made a lot of people stop, smile, and take another look. It also made the agent so busy, he could only personally respond to my email if I was “with Ellen’s or Jimmy’s people”.  ANYWAY-

Listing photos are what get buyers to a property. They are its first showing.

• Really good ones touch your heart and capture your imagination. Any doubt weekends at 5407 Water View Drive would be legend?

Photo styling creates memorable photos. Cool, thoughtfully styled photos are more clever than costly.  Something unexpected yet appropriate, it speaks to the likely buyers and their motivation.

An inflatable dinosaur suit was fun, and 110% right for this cute family weekend getaway lakehouse; a colonial in central Westchester, not so much.

This is one of my recent favorites, but not a shot I had any part of. Clever beat costly again.  Shot the day of that last crazy snowstorm in April when we were all jonesing for warmer weather, you can see spring is thisclose from the dock of this lakeside house in Croton.

And…did you notice there were no footprints in the snow? The photographer just took the time to find the shot and take it.
