5 Seconds: Listing photos are your first showing, And hard truth, that is how long they have to make an impression on buyers. Forget that everyone’s online; now it’s all about what shows up on that 2″ smart phone screen. And you know it’s true because that’s how fast you’re forming impressions on other properties! 3, maybe 4 photos, and if they’re not clear and engaging, the finger goes across the screen, and that buyer never even shows up.
1.5-2.0 Minutes Like a first date or a job interview, most buyers will know that quickly if your house will be on their short list or not. Good listing photos drive traffic to the property, and the moment your property comes into view the clock starts. Want top dollar? Exterior needs to be clean and appealing, interior main rooms need to show as expected. Now would be the time to take the office out of the DR, or find storage for the kids toys in the LR.
30 Days: Sellers are given a gift when they list-the first 30 days. It’s when their listing is new and fresh and everyone wants to see it first. It’s crucial that it be priced right to the best of your and your agents’ ability from Day One, because after 30 days 1 of 2 things happens:
- Sellers who see it for the first time after 30 days will wonder why no one else bought it, and assume there’s a big problem and/or it’s over-priced, and SWOOP it’s gone, they move on, and don’t even show up.
- WORSE if they’ve done their homework and know the right price, they will mark it as a favorite on their free home-finder app and wait for the price to go down.
