He Flipped!

RAISING THE BAR IN THIS CORTLANDT CONTEMPORARY

Background
The investor was an accomplished flipper. House was neglected, needed lots of work. As GC, he always made his own decisions, but wanted to take this project higher via the details and finishes.

Challenge
Seller was already committed to delivering a quality and thoughtfully designed property. The challenge was more about adding a new person to the mix: would the communications work, would the investment pay off? And could the house sell without furniture?

Solution
Fee structure was the first question. Our agreement was open-ended and practical: working against a retainer, I met with the client as he requested. Via email, phone and on-site visits I participated in discussion/decisions about details, materials and finishes for most every part of the house.

Instead of bringing in furniture, we “filled” the rooms with color, choosing a varied but cohesive paint color palette. We hung some wall art, and accessorized kitchen and baths to add character and life, engaging buyers/brokers, drawing them through the entire property.

Results
Yes, we sold it without furniture!

In my experience, if you work with nice people who choose to work with you and want to get things done – you can pretty much work out whatever else comes your way. Working with Marie was a real pleasure. I honestly wasn’t sure about some of her color recommendations when I saw the swatches but when the colors went up they worked beautifully together.
